Tri-Cities Mortgage Hub: Kennewick, Richland and Pasco Lab Corridor Financing

Updated October 2026

A Tri-Cities mortgage should reflect how a household actually earns and spends. Buyers working near Pacific Northwest National Laboratory, Hanford-related employers or regional healthcare facilities may have stable salaries, variable overtime, relocation benefits or contractor income. Kennewick, Richland and Pasco also span different parcels, school districts and commuting patterns.

Document lab-corridor income early

A salaried position does not always mean every dollar on a pay stub qualifies. Underwriters distinguish base pay from bonuses, overtime, per diem and other reimbursements. New employment, contract changes or a move from self-employment to payroll can require additional documentation.

Prepare the relevant records before making an offer:

Contractor status alone does not determine eligibility. The lender needs to understand employment continuity, the income structure and whether qualifying earnings are reasonably expected to continue. Avoid building a purchase budget around overtime that has not yet been reviewed.

Compare conventional, FHA and assistance

Benton and Franklin County buyers generally start with the 2026 $832,750 baseline conforming limit for a one-unit property. Verify the location and unit count through FHFA Loan Limits. A larger purchase price can still fit conforming financing when the down payment reduces the loan sufficiently.

The 2026 FHA floor is $541,287. Compare FHA mortgage insurance with conventional pricing at the same down payment, and check the county’s applicable ceiling through HUD FHA Mortgage Limits.

WSHFC Home Advantage may pair a qualifying first mortgage with a down-payment-assistance second mortgage. Selected options provide 4% or 5% assistance, subject to program rules. Review Home Advantage, Opportunity DPA and the distinct Covenant Homeownership Program with the Washington State Housing Finance Commission (WSHFC).

Price the address, not the metro average

New construction can bring landscaping, fencing and window-covering expenses beyond the advertised price. Ask how estimated property taxes account for a completed home rather than a previously vacant lot. Identify association dues and any separately billed irrigation charges.

Sound & Slope recommends comparing those costs before choosing lender credits or discount points. Check today’s rates for a starting point, then model taxes, insurance and mortgage insurance in the monthly payment calculator. Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
